Industrial Projects Within Ingleside

Ingleside has over 500 acres of land that falls within the Palmetto Commerce Parkway Corridor. This area has experienced enormous economic growth and is now the home to some of the worlds largest corporations (including Mercedes-Benz, Boeing, Cummins Turbo Diesel, and Shimano). The Ingleside industrial lands are uniquely zoned and positioned to attract industry leaders to the North Charleston area.

TIGHITCO - 125,000 SF Manufacturing Facility

The TIGHITCO Advanced Composites Manufacturing and Assembly Center opened their facility in April 2013. TIGHITCO was one of the first manufacturing facilities within the Ingleside property and is now part of a flourishing industrial community. TIGHITCO is an industry leader in the design, fabrication, and assembly of engineered components for aerospace and industrial applications.

KNAPHEIDE - 75.000 SF assembly facility

In 2013, Streit Armouring built a 75.000 SF building on 7 acres within the Ingleside property. In 2017, Mercedes Benz Vans bought the building from Streit. Ever since, Knapheide has occupied the building and uses it as a vehicle finishing center. They provide and install van interiors and service utility and platform bodies for the Mercedes-Benz Sprinter and Metris vans.

Immedion - 15,000 SF Data center

Immedion was one of the first companies to locate on Palmetto Commerce Parkway. In 2013, the company constructed their 15,000 SF data storage facility within the Ingleside property. Immedion helps local companies keep their data, systems and applications safe, secure and accessible. The project was developed on a 3 acre parcel, and Immedion was drawn to the Palmetto Commerce Parkway corridor because of it’s access to redundant power and naturally high elevation.

Atlas Commerce Center – 135,000 SF Industrial Facility

Located on Palmetto Commerce Parkway, the Atlas Commerce Center is an 11 acre property in the center of the Ingleside industrial district. The Atlas Commerce Center is a leasable warehouse containing around 135,000 SF of flexible space, split up into two 67,500 SF buildings. The current tenants include Labinal Power Systems (as part of the Safran Group), Belimed Inc., Emser Tile, Feyen Zylstra, Vallen and others.

AHT Cooling Systems - 147,000 SF Industrial Facility

The 147,000 SF building in the western part of Ingleside is AHT’s Production, Sales, Management and Service facility that is directly adjacent to Weber Blvd Phase 1. AHT is a leading force in providing custom refrigerated and frozen merchandising solutions to major Supermarkets, Food Distribution Companies and Convenience Retailers. The company occupied the building in 2017 and has created a variety of different jobs (Design, Management, Marketing, Customer Service, Production, etc…)

FedEx Ground - 280,000 SF Distribution Facility

FedEx Ground completed their facility on a 45 acre property on the western part of Ingleside in 2018. The 280,000 SF distribution facility is a LTL (less-than-truckload) freight facility and is located in the industrial sector of Ingleside. The property neighbors multi-national corporations like Mercedes Benz, Boeing and Cummins Turbo Diesel.

Suncap – Future 165,000 SF Industrial Facility

The Suncap facility is a future project that will likely start it’s construction in 2021. The 10-acre facility is across Weber BLVD Phase 11 from FedEx Ground. Suncap’s newest project will bring more skilled workers to the community and will increase the variety of available jobs on Ingleside.
